JESSE LUNSFORD, TRANSFORMATIVE DEVELOPMENTS. THRIVING INVESTMENTS.
ARMADILLO DEN

10106 Manchaca (now Menchaca) was to be the first new Top Notch burger joint in Austin since 1971 before a change of plans made the site available to the market.

The area just south of Slaughter Lane had recently has become a hot spot of local entertainment and hospitality businesses on account of the rare confluence of favorable land use rules and a location in the path of growth.  Area establishments include:

-        Moontower Saloon

-        Indian Roller

-        The classic Sam’s Town Point

-        Lustre Pearl South

-        The South Austin Beer Garden

-        A planned bowling alley with an indoor sports and recreation facility and bar

-        Plus, lots of available land for even more fun

The purchase of the 3-acre site in May 2018 included an approved site plan for the burger joint.  We modified that site plan significantly.  Instead of a single story 4000 SF restaurant, we have created the Armadillo Den:

-        A two story, 7620 SF indoor/Outdoor bar building

-        A stage area built over a required, unattractive detention pond

-        A second floor viewing deck in the trees

-        An outdoor food vendor area

-        An outdoor area around a spring-fed creek, cool under huge live oaks

-        A dog friendly area

-        A private event space

-        A future festival area on the “Back 2” acres of the property, undeveloped

-        An outdoor experience of the Hill Country, a place to come a stay awhile
